We Provide The Quality Residential Property Management Services You Need
Maybe you never planned on being a landlord—you’ve been unable to sell your home, had to relocate for a job, or inherited a new property. Perhaps you are just entering the rental investment market and need to get your property rented—or are having difficulty with the existing tenant. Whatever your situation…rest assured we are prepared to help.

We know the local rental market and we have 13 years of experience in saving you both time and money as we help you avoid costly mistakes, comply with complex legal requirements, and improve cash flow. We definitely understand cash flow since we own rental properties our self so we know what tenants are looking for and how to keep the occupancy rate high so you are not making mortgage payments without rental income to help.

We can manage your property for you. We will take care of every step in the rental process from listing your home for rent to the final move out inspection at the end of the lease. Let’s walk through this process so you can better understand our service.

Listing – The key to securing tenants and retaining them is making sure your home is ready to rent. With our experience and knowledge of the market we are able to provide a no cost rental analysis of your home and give you a projected monthly rental rate. We’ll help you determine market rent for your home; options regarding pets, lease terms and any concerns you have.


Marketing
– Once you’ve listed with us, we utilize the Emerald Coast Association of Realtors Multiple Listings Service which sends the rental information to all public sites like Yahoo, Trulia, Zillow and many more. We also go the extra step by placing a listing on the Automated Housing Referral Network (to capture our incoming Military personnel). We’ll place a Rental sign in your front yard and arrange for a personal showing your home. We do not hand over keys to potential tenants, we go the extra step to show them the property that is cleaned and ready to move in and answer all their questions as they arise. Property management isn’t a 9am-5pm job so we are available for evening and weekend appointments to show your home and get it rented. This has proven very successful since many tenants work or can only view properties on the weekend.

Screening – Once someone is interested in renting your property, all adults are required to complete an application and upon approval become signers on the lease. We make every effort to find tenants who will pay rent timely and will take good care of your property. Our screening process consists of gross income greater than three times the rental rate, full credit report including score (using Trans Union Credit Agency), criminal background check (including sex offenders and terrorists) and eviction check. Upon completion of above, if prospective tenant meets our established criteria we’ll approve them to move in; however, if they fall below our established standards, we will contact you to discuss a possible waiver.

Moving In – We complete the Florida Association of Realtors (FAR) lease (approved by The Rules Regulating The Florida Bar); collect a security and pet fee (if applicable) and hold these funds in a non-interest bearing escrow account; collect the monthly rent (encourage tenants to pay by automatic bank transfer); have the tenants do an walk through on move in day to record the condition of the home including any defects; provide the tenant with utilities information and communicate with them to help them settle into their new home; and advise tenant of any special issues specific to your home.

Tenant Relations: Tenants are a vital part of our business. Our endeavor is to provide our tenants with unprecedented customer service. Communications and conflict resolutions. It’s inevitable at some point a conflict may arise with the resident. As experienced property managers we have proven methods in settling problems and issues. Under the full service property management option we handle all of these concerns and try to avoid getting the owner involved.

Monthly Rent – We collect monthly rental payments from the resident. Payment options to include: Cashier’s check, cash, money order or personal check. Payments can also be mailed, sent through electronic bill payments, military allotments or dropped off at our office. We assist in avoiding law suits when renting and maintaining your rental property by abiding by all local, state and federal regulations including Fair Housing. We manage problems regarding late payments, non-payment or complaints about tenant. Pursue payment of any funds owed; File initial eviction proceedings if deemed necessary and follow through with all that is involved.

Rent payments to you – Collected rent will be sent to you via mail or ACH. We also send you an e-mail to let you know the funds have been sent and what maintenance items have been deducted (if any). This way you can check your account and also have a record of repairs.


Maintenance
– We accept all maintenance requests from the tenants. With our experience, many times we are able to easily troubleshoot the tenant in order to remedy the maintenance issue in house or we have access to a wide array of reasonably priced vendors (we use for our own rental properties). We communicate with tenant regarding any maintenance issues. We also have you establish a maintenance account (recommend $200) for minor repairs so we can take care of the issue immediately and reimburse the account when the next month’s rent is collected. Finally, we assess where the liability for said repair lies. We are available for weekend and evening for emergency maintenance issues.

Routine Inspections – We walk through all properties we manage on a regular basis (February, June and October) to ensure they are being well maintained by the tenants. These walk thru’s are performed to add bleach to AC drain lines to prevent back-ups and damage to units, ensuring AC filters are changed so to not over tax the AC unit and cause costly repairs, inspect for plumbing leaks and in finding minor issues and repairing them prior to them becoming costly endeavors. They are done by our managers who will inform you of any issues that need to be addressed. We will also update you if we find any issues.

Move Out – Advise tenant of cleaning and maintenance requirements; place home back on rental market per your approval; advise tenant that home will be back on the market and that it will need to be shown to prospective tenants; do final walk-through to assess any discrepancies from the initial move-in walk through; contract carpet cleaning and any cleaning or grounds keeping that was not completed by tenant; and process security deposit, deducting fee for carpet cleaners and any other contracted service or any repairs.
